The Real McCoy Issue 7

By Daryl Cooke

Hi everyone,

I’ve been in the roofing game for 23 years now. I’ve worked through recessions, tough times, and the highs and lows that come with running your own business. And right now, the market is definitely in an unusual place.

Across both roofing and solar, domestic and commercial, the industry feels quieter than normal when it comes to new enquiries and residential leads. I speak daily to manufacturers and other companies across the country, and the message is consistent: there’s plenty of estimating and tendering happening, but when it comes to pressing go on projects, people are hesitating.

But let me be clear—this doesn’t mean everything has slowed down. Far from it. At RMG, we’ve just completed the biggest commercial project we’ve ever delivered, and we’ve got more significant schemes in progress right now. The commercial side has been strong for us, and we’re very much keeping busy.

The Facts

The NFRC Spring 2025 Report shows only 36% of contractors reported workload increases (down from 48% at the end of 2024). Just 33% reported more enquiries, also down. But nearly half of commercial new-build contractors expect growth over the next 12 months, especially in the Midlands and Scotland.

The Construction Products Association is forecasting 2.1% growth in 2025 and 4.0% in 2026 pointing towards recovery ahead.

Long-term, the UK roofing market is set for steady growth of 2–3% per year, with sustainable solutions solar, flat roof systems, and energy-efficient roofing leading the way.

The Bright Side

The quieter periods give businesses the chance to focus on systems, processes, training, and strengthening relationships. That means when the next wave of work hits—and it will—you’re stronger, sharper, and ready to deliver.

Why I’m Sharing This

I think it’s important we’re open about the reality of the industry. If you’re seeing a slowdown in certain areas, you’re not on your own. But equally, it’s not all doom and gloom there are big opportunities ahead, and commercial roofing in particular has some real momentum.

Roofing has always been a cycle of feast and famine. The key is staying ready and being in the right place when the busy spells return and from what we’re seeing at RMG, they are already on the way.

Let’s Talk

How are things looking your end? Are you seeing the same patterns? Are some sectors busier than others? Drop me a comment or a reply I’d love to hear your perspective.

From me, Daryl Cooke have a fantastic Friday, and thanks for reading The Real McCoy
